Stone-Coated Tile vs Box Profile Mabati – A Complete Comparison
Stone-Coated Tile vs Box Profile Mabati – A Complete Comparison
When you walk into Builder Choice Mabati and ask what the difference is between our stone-coated tiles and our box profile sheets, you’re essentially asking: do I want a premium look or a proven workhorse?
Both are excellent roofing products. Both are manufactured to KEBS standards. But they serve different purposes, suit different budgets, and give your house a very different final appearance. Here’s everything you need to know to make the right call.
Stone-coated roofing (Builder Brick Tile, Builder Tile, Builder Z Tile) is a steel sheet with an acrylic coating embedded with natural stone granules – the same basic technology used in high-end roofing markets worldwide.
What is stone-coated mabati?
The stone granules serve two purposes: they give the sheet a texture that mimics clay or concrete tiles, and they provide an additional layer of UV and weather protection beyond what a standard painted finish offers.
What is box profile mabati?
Box profile (Builder Box Profile) is a steel sheet formed into a box-shaped corrugation pattern – wider and squarer than traditional round corrugated sheets. It’s the dominant profile for residential and light commercial roofing across Kenya today.
It’s available in both matte and glossy finishes, in G30 and G28 gauges, and in a range of colours.

When to choose stone-coated tile
- You want a premium, tile-like aesthetic that stands out in the neighbourhood
- Noise reduction matters – stone-coated tiles are noticeably quieter in heavy rain
- Your house is in a high-visibility location (corner plot, estate entrance, hilltop)
- You’re building for resale or rental and want to maximise perceived value
- You prefer the texture and depth that stone granules add vs a flat painted finish
Stone-coated tiles at Builder Choice Mabati are available from KSh 700/pc in G26.
When to choose box profile
- You want maximum colour variety – box profile comes in the widest colour range
- Your project is commercial, agricultural, or industrial where aesthetics are secondary
- You need a faster, simpler installation – box profile is more fundi-friendly
- Your roof is low-pitch – box profile handles low-pitch installations more reliably
- Budget is the priority – the Glossy G30 at KSh 480/m is the most affordable quality option in the BUILDER CHOICE MABATI FACTORY range
What about the installation difference?
Box profile is installed in long vertical runs from eave to ridge, fixed at every purlin crossing. It’s a method most experienced Kenyan fundis know well.
Stone-coated tiles follow a similar method but require slightly more attention to the interlocking at the side laps, and care not to damage the stone surface during handling and fixing. A fundi who has done stone-coated roofing before will do a better job than one doing it for the first time – worth asking before you hire.
What about maintenance?
Both profiles require minimal maintenance when installed correctly. The main tasks are:
- Annual clearing of debris from roof valleys and gutters
- Inspection of ridge cap and fixing points after severe storms
- Removing any debris accumulation on flat or low-pitch sections
Stone-coated tiles have a slight advantage here – the granule texture breaks up water flow and reduces the speed at which moss and algae establish on the surface compared to smooth-finish box profile.
The verdict
If your budget is the same and aesthetics matter, stone-coated tile is the more premium-looking choice at no extra cost. If colour variety, installation simplicity, or commercial application is the priority, box profile is the better fit.
